Buying a home in the Netherlands as an expat

Foreign residents can buy property in the Netherlands on the same terms as Dutch citizens. What differs is mostly financing: lenders look at your employment contract, your income and how long you have lived and worked here.

Start by setting a realistic budget. Besides the purchase price, plan for transfer tax, notary and valuation fees, and advice costs — together typically a few percent of the price. A mortgage adviser can tell you what you could borrow before you start viewing.

In a competitive market, offers are made quickly. Your agent will help you assess the asking price, negotiate conditions such as a financing clause, and review the draft purchase agreement. After the cooling-off period the notary prepares the deed and you collect the keys.

This is a general overview, not legal or financial advice. Speak to a mortgage adviser and notary about your own situation.
